        Hence the title.

my bf owns his plumbing company...well most of the contractors he works for buy houses that need new plumbing, new kitchens, maybe sanded/varnished floors, some basic landscaping, cleaning up etc etc...nothing MAJOR but enough that the house is not buyable by a normal peson in the market. They then fix it up and resell it, best case witin a month two months max to earn the most. Flipping the house basically.

Well, he wants to start doing that. He would do the plumbing/heating at cost obviously and it would be free labor since he is doing it. Then all his buddies are all in the trades so he gets large discounts on labor. Plus I am very handy and would be involved in painting and other stuff etc.

So what I want to do is maybe get into real estate for a year or two, see how i like it. Then open my own real estate comp so to speak...MAYBE. Id get a heads up on houses for sale, he would then buy them, Id resell them. Make sense?

If that doesnt work then after selling for awhile i will work towards an appraisal license.?
this can have some good success rates...the best things I would look into are the market area(s) you would consider working in, but see if he can talk to the contractors to see where they are buying and what they look for (unless he's worked on a few homes in this case?). There's often enough distressed/fixer-uppers out there, be it little to no ownership, bank foreclosures, etc. that it'd be worth getting, fixing, and flipping relatively quickly and at least turning a small profit (a few grand) after all is said and done.

On the other side, being an actual real estate agent, yes, can be very tough and very long in terms of hours sometimes, or the "feast/famine" routine as described above.

Re: anyone a real estate agent?

im a partner in a mortgage company here in baltimore. right now our market is flooded with real estate agents looking to make a quick buck. this isn't an easy business to do well in for a signifcant long period of time. the key to sucess is referrals and if you don't work at it every day then it's going to be tough to break into the game and make serious money. now if you do and with a little bit of luck you can make six figures, but it takes a lot of work.
i really wish the floor would stop moving!

                          now THIS is Real Estate

Fitness Center with Ocean View Living Room Resident Kitchen

This extension of a well renowned resort (and the only location that's on water), on Miami Beach is being built on the six-acre site of a late 1950s historic Hotel on Miami Beach. Phase 1 is already underway with the hotel is currently being restored and preserved as part of the development. In the hub of Miami Art Deco style in the 50s, the hotel is being restored to its celebrated status to become the heart of this project. It will be home to 150 guest rooms and suites, the oceanfront restaurant, a boutique, fitness, medical and wellness facilities. This lush, modern environment will feature a four-story mangrove sculpture and coral stone wall, merging the stylish essence of Miami Beach with a sense of tranquility. The pilings are in the ground for Phase 2. Phase 2 will consist of a 36-story, 207-unit condo tower. Prices for Phase 2 are below.
This Resort Living Spa is not the first for this founder/developer. This is the next step in this Resort Spa evolution. There are sister Resort Spas in the USA - however, this is the ONLY one (for this developer) on the Atlantic Ocean. It is the fulfillment of their ongoing mission to inspire in each person a commitment to healthy living, and to provide the tools and knowledge to turn intentions into reality. The First Healthy Living Residential Community in the Miami area.
The acclaimed architect David Rockwell has designed the residences to reflect these high-quality standards. Created to inspire artful meals, professional-caliber designer kitchens are fitted with Della Casa cabinetry, SubZero refrigerators, Meile appliances and granite countertops. The spa environment comes home with luxurious master baths, complete with whirlpool soaking tubs and marble flooring. The Oversized steel-and-glass balconies offer breathtaking views of the city and ocean.

The lobby spaces, are inspired by a deep respect for nature, the surf and sea. The touch of native stone beneath your feet, the soothing sound of a tropical waterfall and aromatic scents permeating the air bring the wonders of the sea inside.

It's fun to imagine the transformation that will occur over the next several months. It's already been an amazing journey, starting with the structural renovations of the historic hotel on Miami Beach. By the time the project is complete, the original structure and the new facilities will be magnificent, defining a healthy aesthetic that is relaxing, stimulating and inspiring.
Discover an inspirational, energizing lifestyle that will enrich your life every day. Expand your fitness horizons in the spa and fitness center, featuring the latest cardio and aerobic equipment, Pilates, yoga, a rock-climbing wall and outdoor pools.
Soothe tired muscles and nurture your spirit with an invigorating massage, facial or signature body treatment. Indulge mind, body and spirit in the ThermaSpa, the first complete European thermal suite in the U.S.
Dining will be a feast for the senses as you savor the nutritious gourmet meals of your at-home restaurant. Surrounded by lush greenery and soothing views of the reflecting pool, dine in cocoon banquettes nestled into the landscape - the ultimate Miami Beach outdoor experience. Reflect on your day or refuel for what's next with the ocean breeze and glow from sensual lanterns spotlighted against the blue background of the sea. Grab a quick meal or smoothie at the Conservatory - perfect if you're off to a class or massage.
