My brother Rick Love and I resided in apt # 158 phase I from 8-16-05 to
7-31-06. I recieved a letter today in the mail from Fairway View stating
that there is a balance due property of $87.50. Apparently there are $65.00
in cleaning charges (I would like a detailed list of exactly what these
charges are for) and $122.50 in topside pet odor control carpet treatment.
The fact of the matter is that when Rick and I moved in, we paid $450.00 in
pet deposits. Also over the course of our stay we paid $20.00 in pet rent
each month. That totals to $690.00 that we paid in nonrefundable "pet"
fees. Therefore I conclude that any cost of cleaning due to pet odor or
stains is covered with the fees we paid while living in Fairway View. If
you have any questions or comments to make please feel free to contact me at

Unfortunately, your pet fee and pet rent are not used to cover any damages.
They are not deposits. The pet addendum included in your file states that
these charges will not be used to cover any damages caused by your pet.
The $65 cleaning fee is what the property is charged by a professional
cleaning service to clean your entire apartment. This cleaning includes all
bathrooms, kitchens, blinds, fans, etc.
Therefore, you still have an outstanding balance with our community of
$87.50. Please be sure that is sent to our community within 15 days to avoid
having your account turned over to a collection agency.

First of all, we cleaned the entire apt to a better condition than it
was in when we moved in. If you will refer to the "move in" check
list, I gave detialed descriptions of the cleanliness of the
apartments' conditions upon moving in. Second if the pet deposits
and rent we paid are not used to cover any damages made by the pet,
what exactly are they used for and what's the point of collecting
them?

I would be happy to mail you a copy of your pet addendum if you need more
clarification on the scope of your pet fees. As I stated before, they are
fees that were required by AIMCO to have a pet on our property.
Your move in checklist indicates that with the exception of your windows,
everything in your apartment was clean. The word clean is written into the
boxes. I can also mail a copy of that checklist to you if you wish.
As I stated before, you have an outstanding balance with our community of
$87.50. Please remit that balance within 15 days to avoid having your
account referred to a collection agency.

I am aware of what was written on the check in list, I have a copy.
I am also aware of the condition of the apt when we moved out. In
order for you to hold us responsible for any cleaning cost after we
moved out, you should have scheduled a walk through in the apt with
my brother and I the day after we moved out. That was not done and
therefore I am only aware of the condition of the apt when we left
it, not when you inspected it. Also my brother recieved a
simultaneous letter today stating that the fee we owe is $50.00 not
$87.50. The date at the top of the letter says 8-31-06 but the
postmark on the letter says 9-27-06, please clarify the difference in
these letters. And last but not least, both letters were mailed to
the address we had while living in Fairway View. It is obvious that
neither my brother or I still reside at that address or we wouldn't
be dealing with this issue, right? You and your management have
several ways including email and phone numbers to use in order to
contact us. The fact that you mailed a letter to an address that is
knowingly no longer correct when the ability to collect the correct
address was there only proves the incompetence of Fairway Views
management team.
