    living in the hood...

since we've had housing, avoid the brother on one side of the street and kinky's renovation threads i thought i'd share what a former crack house and now crack home looks like... some before and after of the living/dining/kitchen area. will post some before and afters of the exterior as well as the bedroom area when time/effort permits... really no point to this thread other than don't be afraid to dream and work hard... a little help from friends and family doesn't hurt as well .

    The living area before:

    and after:

looking out from kitchen area before:

    and after:

    and the finished kitchen:

and finally the stairs that we built and trademarked leading to the fourth floor bedroom area (which replaced the original stairs in photo one):

as i said with a little vision and hard work you can make a $50,000/5600 sq ft crack house a home... and this is just our living area. more pics of the downstairs rental units and our bedroom bath area to come... look forward to hosting an ms house party someday.....

Wow Geoff, that is some kick ass renovating! Amazing what you've done to the place! I love the heating solution. What made you go for those tubes? Just the visual aspect or practical reasons/budget? Did you hire an interior architect or did you design the place yourself? Keep on posting pics, I'm getting to the point where I have to come up with interior ideas and stuff like this is gold as a source of inspiration.

Shit, still sitting here looking at those pics with my mouth open...

          Re: living in the hood...

Thanks Jan... this actually was for you. My wife is an architect so a lot of what you see was conjured by her... we both wanted exposed conduit and hvac so it was done on purpose instead of "hiding" it behind drywall... we also refinished the hardwood floors (belt sanded and poly'd), the fireplaces (3 on the floor alone) and used the joists (cut, planed and poly'd) we cut to loft the fourth floor for the island top, stairwell (exposed brick) top and stair treads. We really tried our best to incorporate the original aspects of the home with a modern/contemporary touch...

Pendleton art district... some consider it over the rhine of which it's part.

Well, the result is sweet: the tubes give the room an industrial/loft touch, but the whole still looks cosy and organic thanks to combining the original elements of the building with modern details... Give my compliments to the chef!

I think I'm gonna dig up my renovation thread and update it with some current issues. Free advice is always the best, right?
