    it seems like every global market is seeing red, seems like it started internationally then made its way to north america. canadian markets are being hit as well, our heavy reliance on american investments are bringing everything down. china and other asian investors have curbed their investments in north american markets, large amounts of money being pulled away and placed into their ever expanding ones. i think it'll end once everything has bottomed out, and investors have recovered emotionally from the loses. shattered dreams = scattered deals.

        Eggfugginzaktley. Return rates on real estate/project development are somewhere between 25 to 50% on short term. I wanna see a stock option which can do that without generating ANY risk.

          Then again, I've seen enough stories of people going from nothing to multi-millionaires in RE in just a few short years; very few can do that in the stock market.

              Some of these funds lately are acting a bit like HYIP's

              great returns, but we can freeze withdrawls at any time (re: we've lost too much and can't pay you and still need to pay ourselves) and run off with the money.

                I think our definition of short term is different. That is why we disagree. Short term is in day trading versus 6+ months for long term.

                        well, id love to hear what markets are providing solid cash on cash returns right now. Also if you know of any cities that are rapidly appreaciating, please feel free to list them as well. There is always money to be made in an up or down market imo

                          I know obviously know that the markets are f**ked at the minute but thats why im saying over the long term. Fair enough Kinks and Jenks are cleaning up and thats quality, but it wont last forever otherwise why would anyone bother with anything other than property?. All im saying is what the facts say..

                            Well, the reason why there are more people investing in stocks than in RE is because for the first you can start playing with 2K (or even less). For the latter you need more capital to invest, plus not a lot of people realise the return on the investment.

                            And lasting forever... Well, people gotta have a place to live, that's one. And two: apart from the rising demand which makes the returns high, here's an example of how RE will always make money for you: you buy an apartment, which you rent to another guy. This guy pays off the loan with the rent and after 10 years when you've paid off the loan, the rent is pure profit. That's a slower return rate than with project development, but it will always work.

                              I totally agree with all u have said except the lasting forever bit. Of course people all need somewhere to live but house prices will still drop at some point, especially considering the rate that property has been rising.

                              My point was that stock markets over the long term give a better return than property, thats all..

                              For what its worth, I genuinely hope that property continues to rise forever and you make sh1t loads more money!!
